Scale is usually the first technical decision on any model brief, and it's easy to get wrong in either direction — too small and the model can't carry the detail your audience needs; too large and it becomes expensive and hard to transport for no real gain. Here's how we walk clients through the decision.
Start With the Audience, Not the Site
The site's physical size matters less than who's going to be looking at the model and what they need to understand from it.
- Planning committees need to read a scheme's relationship to its surroundings — height, massing, proximity to existing buildings. Context legibility matters more than unit-level detail. This usually points toward 1:500 for a multi-block site.
- Off-plan buyers in a sales gallery need to locate their specific unit and understand its relationship to neighbours and amenities. This usually points toward 1:200 for a multi-unit estate — detailed enough for individual buildings to read clearly.
- Investors reviewing a pitch need a portable model that still communicates scale and ambition. A 1:500 to 1:1000 model built into a custom presentation case lets a developer bring the project to the investor rather than the reverse.
- A single building's design quality — a corporate headquarters, a boutique villa — is better served at 1:100 or larger, where facade rhythm and material character can actually be seen.
Then Check the Venue
A model has to physically fit and function in the room it will live in. A sales gallery model sized to fill and command its plinth invites approach and close inspection — undersizing it is one of the most common mistakes developers make. A model going into a boardroom or planning committee room needs to fit through the door and onto the table it will be reviewed on.
Factor In Transport Early
If a model needs to travel — to a planning-authority meeting, an investor pitch, a trade show — transport has to be part of the scale decision, not an afterthought. We built a 1:500 masterplan model at 2400mm × 1600mm that couldn't move through a standard doorway in one piece, so we engineered it in two precisely-aligned sections with a steel dowel alignment system, reassembling on-site in under fifteen minutes with no visible join line. That kind of engineering is only necessary because the scale and site size demanded a large base — deciding on scale and transport together, at the brief stage, avoids a late-stage redesign.
Consider Whether the Model Needs to Do More Than One Job
A masterplan model built for a planning submission can often be retained afterward for investor presentations or sales — one project's model went on to secure equity funding in a subsequent investor meeting after doing its original job of winning planning approval. If you know a model will be reused for a second purpose, choose a scale and finish level that works for both audiences from the start, rather than scaling for the lowest-common-denominator use case.
